What Floods Homes in Magnolia

Water heater failures. Tank water heaters have a limited lifespan. After 10 years, the risk of failure increases every year. When the tank gives, you get a fast, high-volume release onto the floor.
AC drain line clogs. Your AC runs most of the year. Months of condensate draining through a small PVC line. Algae and debris build up inside and eventually block it. If the safety switch fails, the pan overflows.
Supply line bursts. The braided hoses under your sinks, behind your toilets, and connected to your washer all have a shelf life. When they fail, water runs at full supply pressure.
Slab leaks. Magnolia’s clay soil is some of the most expansive in the area. That shifting cracks foundations and stresses plumbing underneath. Slab leaks go undetected for days or weeks, slowly saturating flooring from underneath.
Well system failures. Many Magnolia properties are on well water. Pressure tanks fail. Supply line connections loosen. A well system failure can release significant water before anyone notices, especially in detached structures.
Septic backups. Properties on septic systems are at risk for backups that push contaminated water into the home. This is Category 3 water damage that requires immediate professional remediation.
Roof leaks. Storms bring falling limbs, debris, and hail. Roof damage leads to attic leaks that show up in ceilings and walls far from the original point of entry.
Appliance failures. Dishwashers, refrigerators, ice makers. Any water-connected appliance can develop a slow leak that damages flooring and cabinetry over days.

I’m on well water. Does that change anything about the restoration process?
The water source doesn’t change how we dry the structure. However, well water systems can be harder to shut off quickly if you’re not familiar with the breaker and pressure switch. Know where yours is. We’ll handle everything once we arrive.
What’s Category 3 water damage?
Category 3 refers to water that is grossly contaminated and can cause illness – sewage backups, septic overflows, or floodwater. It requires specialized remediation including antimicrobial treatment, removal of affected porous materials, and thorough decontamination. We’re equipped and certified to handle it.
