What Is Water Damage Restoration?

Water damage restoration is the process of returning a property to its pre-loss condition after water intrusion from any source — burst pipes, appliance failures, roof leaks, storm flooding, sewage backups, or plumbing malfunctions. The process involves multiple phases: emergency water extraction, controlled structural drying, damage assessment, contamination remediation, and full reconstruction of damaged building materials and finishes.

Proper water damage restoration requires specialized equipment, technical knowledge of building science and psychrometrics, and adherence to industry standards established by the Institute of Inspection, Cleaning and Restoration Certification (IICRC). The IICRC S500 Standard for Professional Water Damage Restoration defines the procedures, principles, and practices for water damage inspection, restoration, and repair.

Without proper restoration, water damage leads to secondary damage including mold growth within 24 to 48 hours, structural deterioration of wood framing and subfloor, delamination of drywall and flooring, and potential electrical hazards. The longer water sits, the more expensive the repair.

Categories of Water Damage

The IICRC classifies water damage into three categories based on the contamination level of the water source:

  • Category 1 — Clean Water: Water from a sanitary source such as a broken supply line, faucet, or ice maker. Poses no substantial health risk at the time of contact.
  • Category 2 — Gray Water: Water with significant contamination that could cause illness. Sources include dishwasher or washing machine overflows, toilet overflows with urine, and aquarium leaks.
  • Category 3 — Black Water: Grossly contaminated water containing pathogenic agents. Sources include sewage backups, river flooding, and standing water that has begun supporting microbial growth. Requires the highest level of personal protective equipment and decontamination protocols.

Classes of Water Damage

Water damage is also classified by the rate of evaporation, which determines the type and volume of drying equipment required:

  • Class 1: Slow evaporation rate. Water has affected only part of a room with minimal absorption into materials.
  • Class 2: Fast evaporation rate. Water has affected an entire room with absorption into carpet, cushion, and up walls less than 24 inches.
  • Class 3: Fastest evaporation rate. Water has come from overhead, saturating walls, ceilings, insulation, carpet, and subfloor.
  • Class 4: Specialty drying. Water has been absorbed into materials with low porosity such as hardwood, plaster, or concrete, requiring extended drying time and specialized techniques.

Our Water Damage Restoration Process

MaxResto follows a systematic, standards-based approach to every water damage project. Each step is documented with moisture readings, progress photos, and daily logs that become part of your insurance claim file.

PHASE 1

Emergency Response and Water Extraction

We dispatch within the hour. On arrival, we assess safety hazards, identify the water source, and stop it if still active. Our extraction trucks and portable units remove standing water from the structure. For large losses, our truck-mounted extractors process high volumes rapidly. We extract water from carpet, pad, hard surfaces, and subfloor cavities.

Equipment used: Truck-mounted extractors, portable extractors, weighted extraction tools for carpet, hard surface extraction wands, submersible pumps for standing water.

PHASE 2

Moisture Mapping and Assessment

After extraction, we perform a comprehensive moisture survey using penetrating and non-penetrating moisture meters, thermal imaging cameras, and hygrometers. We document moisture readings at grid points throughout the affected area, creating a moisture map that defines the full scope of the loss. This map is critical for your insurance claim — it proves exactly what was wet and what requires drying or replacement.

Equipment used: Protimeter moisture meters, FLIR thermal imaging cameras, thermo-hygrometers, borescopes for wall cavity inspection.

PHASE 3

Controlled Structural Drying

We place commercial air movers and dehumidifiers in a calculated configuration based on the class of water damage and the materials affected. Drying is monitored daily with moisture readings at each grid point. We track psychrometric data — temperature, relative humidity, grain depression, and specific humidity — to verify the drying system is performing correctly and to adjust equipment placement as conditions change.

Structural drying typically takes 3 to 5 days depending on the class of damage and materials involved. We do not pull equipment until moisture readings confirm the structure has returned to acceptable levels per IICRC S500 standards.

Equipment used: Low-grain refrigerant dehumidifiers, commercial air movers, axial fans, injectidry systems for wall cavities, hardwood floor drying mats.

PHASE 4

Demolition and Contamination Remediation

Materials that cannot be restored are removed. This includes saturated drywall, water-damaged insulation, compromised carpet and pad, and any materials showing microbial growth. For Category 2 and Category 3 water losses, affected materials require removal and the structure requires antimicrobial treatment. We establish containment when necessary to prevent cross-contamination of unaffected areas.

PHASE 5

Mold Prevention and Air Quality

Mold can begin colonizing on wet materials within 24 to 48 hours. We apply antimicrobial treatments to affected surfaces, monitor for early signs of microbial growth, and maintain drying conditions that inhibit mold development. When mold is present, we follow IICRC S520 protocols for mold remediation, including containment, HEPA filtration, removal of affected materials, and post-remediation verification. PHASE 6

Full Reconstruction

Once the structure is dry and clean, we rebuild. MaxResto is a licensed Texas general contractor with electrical, plumbing, and HVAC licenses in-house. We handle drywall installation, texture matching, paint, flooring, cabinetry, trim, baseboards, and any structural repairs required. One contractor from extraction to final walkthrough — no waiting for a separate construction company to start.

Types of Water Damage We Handle

Burst and Broken Pipes

Supply line failures, burst pipes from freezing, corroded plumbing, and failed fittings are the most common sources of residential water damage. We locate the source, stop the water, extract, dry, and rebuild.

Appliance Failures

Water heater failures, washing machine hose bursts, dishwasher leaks, refrigerator line breaks, and HVAC condensate overflow. These losses often affect multiple rooms and floor levels.

Roof Leaks and Storm Damage

Wind-driven rain, hail damage, missing shingles, and flashing failures allow water into the attic, walls, and ceilings. We handle emergency tarping, water extraction, structural drying, and full roof and interior repair. Learn more about storm damage restoration.

Sewage Backups

Category 3 water loss requiring specialized handling. We extract contaminated water, remove affected materials, decontaminate the structure, and apply antimicrobial treatment. All work follows IICRC S500 protocols for black water losses.

Flooding

Whether from heavy rain, rising creeks, or drainage failures, flood damage requires rapid extraction and aggressive drying to prevent structural deterioration and mold growth.

Slab Leaks and Hidden Leaks

Water intrusion from beneath the slab or within walls can cause extensive hidden damage. We use thermal imaging, moisture meters, and leak detection equipment to identify the full scope before beginning restoration. Learn more about our leak detection services.

Frequently Asked Questions

How fast can you respond to a water damage emergency?

We dispatch within the hour for emergencies across our service area. Our average response time is 30 to 60 minutes for Tomball, Spring, The Woodlands, Cypress, and surrounding communities. We operate 24 hours a day, 7 days a week, 365 days a year.

Does homeowner insurance cover water damage restoration?

Most homeowner policies cover sudden and accidental water damage such as burst pipes, appliance failures, and storm-related water intrusion. Flood damage typically requires a separate flood insurance policy. We work directly with all major insurance carriers, write Xactimate estimates that match carrier standards, and handle the documentation and supplement process.

How long does water damage restoration take?

The timeline depends on the severity and scope of damage. Emergency water extraction and initial mitigation typically take 1 to 2 days. Structural drying usually requires 3 to 5 days of monitored drying with daily moisture readings. Full reconstruction, when needed, varies by scope but typically ranges from 2 to 8 weeks.

What happens if water damage is not repaired quickly?

Water damage compounds rapidly. Within 24 to 48 hours, mold can begin colonizing on wet building materials. Within days, structural components like subfloor, drywall, and framing can begin to deteriorate. Delayed response also allows water to migrate to unaffected areas through wicking and capillary action, significantly increasing the scope and cost of repairs.

Do you handle both the mitigation and the rebuild?

Yes. MaxResto is a licensed Texas general contractor with IICRC certification. We handle the entire process from emergency water extraction through complete reconstruction — drywall, flooring, paint, cabinetry, electrical, plumbing, and HVAC. One contractor from start to finish means no gaps, no delays, and no coordination problems between separate companies.

What is the difference between water mitigation and water restoration?

Water mitigation refers to the emergency phase — extracting standing water, setting drying equipment, and preventing further damage. Water restoration includes the full repair and rebuild of damaged structures and finishes to return the property to its pre-loss condition. MaxResto handles both phases under one contract.

Can you work with my insurance company directly?

Yes. We work directly with all major carriers including State Farm, Allstate, USAA, Liberty Mutual, Travelers, Farmers, and others. We write Xactimate estimates using the same software your carrier uses, submit supplements when needed, and provide carrier-ready documentation packages including moisture mapping, daily drying logs, and progress photos.
